There are many newer homes already in this area, but plenty of wildlife remains. There are no houses adjacent to this lot yet. There is common ground (neutral area that cannot be built on) both behind this lot. This feature is very nice and affords it's future owner some breathing space while still being part of a neighborhood. It faces east. This lot is close to the lakeside homes, 2 golf courses, and the newly established elite are called "Highland Estates". The lot is pie-shaped and is on a nice cul-de-sac. There are many homes around but none yet on this cul-de-sac. There is approximately 8' to 10' feet of slope on the front side of this lot. This will allow adequate drainage and provide you with a beautiful view off of the back deck. Also, if you prefer, there may be enough slope to install a 1/2 basement or a walk-out, depending on where you decide to place the house.

Directions/Details:

This lot is not on the lake, but it in the area of these homes, which means that your property taxes would most likely be high once you build (because it's in a nicer area). Benton county is one of the richest in the state. Northwest Arkansas (Benton County) is the 7th fastest growing area in the United States. This is the home office of Wal-Mart, Tyson Chicken, & many others.

There are many other houses in the area. The street is black-topped and is maintained by our Property Owner's Association. You are not required to build within a certain amount of time. When you do build, the minimum square footage is to be 1000 sf. No mobile homes or prefab allowed. No unsightly colors allowed: everything must remain earth toned (brick or mortar or siding front ) or forested (unimproved).

The POA (Property Owner's Association) will clear the streets during the winter and clean back the brush every summer. Re-paving requests must be made at the Street Department.
The lot is serviced by local trash pick-up and the Gravette Schools bus routes. Gravette schools are highly rated statewide and have just recently added several new buildings.

2 large 18-hole golf courses, The Highlands (full menu, driving range, cart rental, clubhouse/lounge) and Scotsdale are nearby. A 3rd, 36-hole facility is in the works. Also nearby is Branchwood, a Par-Three 9-hole course and activity center complete with work-out rooms, heated spa, indoor swimming pool, aerobics, racquetball courts, tennis, basketball, etc. When using the facilities there may also be some users fees.
